This blog is my way of telling you things about the house and community that the listing cannot. I hope this piques your interest enough to look at the house.

When I was looking at reassignment to WPAFB, I wanted to live in a rural setting within 25 miles of the base. East was the only quadrant where a rural setting was available within a reasonable distance at a reasonable price. Being east added the benefit of driving to and from work with the sun at my back instead of in my face twice a day.

Road construction has since made it even easier to reach the base. We are located near the Route 35 bypass. Now you can reach the gates to area A, B, and C by major highway with only three traffic lights. That also applies to the Dayton metropolitan area (24 miles to center city). Going the other way, eight miles, connects to I-71, providing a straight shot to Columbus (55 miles to center city) and Cincinnati (65 miles to center city) with only two traffic lights.

Our house is on a quiet cul-de-sac in a small community, around a lake, in farm country. Jamestown – classic small town America – is two miles away. Xenia – the Greene County seat – is eight miles west.

Out in the sticks or centrally located?
Real estate agents trying to sell houses close in to Dayton (suburbs) claim we are way out in the sticks, implying long distances and no services. Not so. We are what has become known as exurbs. People who live here have chosen a few extra miles in preference to overcrowded subdivisions. I'll make the argument that we are centrally located. Distances (as calculated by Google Maps) are: Dayton – 24 miles; Springfield – 24 miles; Wilmington – 17 miles; Washington Court House – 25 miles. These are all substantial cities offering every possible service needed for daily living.

We also have a lifeguard protected community beach
complete with water slides, diving boards,

Each November the Home Owners Ass'n lowers the lake 8 feet to winter pool. This protects our docks from ice damage, kills aquatic plant seeds, and gives home owners access to the underwater portions of their docks for maintenance and repairs. The lake is raised to summer pool in March.

The lake offers a winter playground too. When the lake freezes, we have ice skating,
snowmobiling, cross country skiing, even ice fishing right here for your winter enjoyment

What about flooding?

By FEMA definitions, our house is above the 100 year flood level.
Flooding is not an issue and Flood Insurance is not required

Our community is a great place for walking, hiking, and biking. Sparsely traveled residential streets and cul-de-sacs, let you lay out pathways of whatever length you choose for the exercise.

For longer adventures, we are only about a mile from the Xenia-Jamestown connector of the Little Miami Scenic Trails. This network of 10 foot wide, asphalt topped hiking and biking trails spans several hundred miles in southwest Ohio. If you are a fitness fanatic, you can bike from Lake Shawnee to WPAFB. I think that’s a stretch but to each his own.

The Sebastian Hills Golf Club, a public golf course, is about a mile away. I do not play golf so I won't try to describe or evaluate the course. Here is the introduction from their web site
We pride ourselves in being a friendly "upscale course" at a fair price. During your round you will experience five lakes, natural streams and rolling terrain and have to guide your golf ball across a natural gorge (twice) and over 65 sand bunkers. Five holes are "Scottish Links" style with no trees. Sebastian Hills has a 12 acre driving range, 10,000 square feet practice green, practice sand bunker, watered fairways, concrete cart paths, granite tee markers, and gas powered golf carts.

One of my favorite features of our house is the atmosphere it creates. Large picture windows both upstairs and downstairs give a beautiful view of the lake – every day, all four seasons. I find this refreshing in the morning at the start of my day and in the evening after whatever kind of day I’ve had. It is a soothing place to live.

What I see to start and end my day

Our fireplace and wood burning stove add to the winter ambiance

We don’t use them as a primary heat source, but I enjoy coming home on Friday evening, starting a fire in the wood burning stove, and keeping it going all weekend. It warms the whole house and makes the downstairs just right for watching football then basketball until spring arrives. The upstairs fireplace is as much a part of Christmas as the Christmas tree and makes our living room a hospitable place any time during the long winter evenings.

A Very Usable House
Our house is easily livable as a single story house. Living room, dining room, kitchen, two baths, three bedrooms, and the garage are all located on the upper (ground) level. One step up from the garage interior to the main floor. Three steps up from the front walkway.

The lower level – known as a walkout basement in real estate jargon – can be whatever your heart desires.

The interior large room can be a game room, a craft room, or a home theater

The two smaller rooms could make an excellent office or den
One of them can easily be another bedroom

The two car garage is set up with storage shelves, a workbench, and a peg wall,
making it an excellent workshop in addition to holding two vehicles

Our yard can be a gardener’s paradise. Three flower beds on the lake side, two flower beds and a 150 foot driveway border garden on the street side are a playground for anyone with a green thumb.

Community -- Lake Shawnee
Yuma Trail is home to several retired military families. You will be among friends but not in the typical military community. While Lake Shawnee is not a retirement community it has many aspects of one.

There are several activity clubs and a community building with a covered patio for club or private activities. The beach, boat ramp, and community fishing piers give everyone access to the water. All of these are operated and maintained by an active Home Owners Association.

For the kids, the Lake Shawnee community actively supports youth sports including soccer, baseball, T-Ball, and PeeWee Football.

Our house is located in the Greeneview Local School District in rural southeastern Greene County, in an area characterized by gently rolling hills, small villages, fertile farmland, and quiet residential developments. Many of the district's students reside in the Shawnee Lake community. Others reside in the villages of Jamestown, Bowersville, Paintersville, and Bloomington.

The district is comprised of three schools: Greeneview Elementary School (K-4), Greeneview Middle School (5-8), and Greeneview High School (9-12). A preschool is housed at Greeneview Elementary School. The High School and the Middle School are both new facilities.

Medical Care
Traditionally, medical care was provided by a few doctors in Jamestown relying on Greene Memorial Hospital in Xenia eight miles away. Recently a new major medical facility has opened less than a mile from Lake Shawnee. Here is the rundown.

Jamestown Family Medicine provides comprehensive care services to every member of the family, from infants to the elderly. Services include: Well and Acute visits, complete school and sports physicals, blood draws, EKGs, immunizations and flu shots. In addition to family medicine practice, other specialists sharing time at the facility include: Cardiology, Obstetrics and Gynecology, Orthopedics, and Urology.

Miami Valley Hospital Jamestown Emergency Center is a 24-hour full service emergency center. Care is given by specially trained emergency physicians who also staff the area’s only Level I Trauma Center at Miami Valley Hospital’s main campus. CareFlight services and access to a Mobile Intensive Care Unit are available for quick transportation.

Miami Valley Hospital Medical Imaging operates an on-site facility.

Miami Valley Hospital Physical Therapy provides rehabilitation services at the facility through Rehabilitation Institute of Ohio (RIO). Miami Valley Hospital’s RIO offers a full spectrum of rehabilitative care—inpatient and outpatient (including customized same-day services), physical and cognitive—delivered by specialists in every rehabilitation discipline.

Compunet Clinical Laboratories provides medical lab testing in the building. The building houses an IHS Pharmacy.

Just Do It
This has been a great place to live, during our military years, in our second career years, and during some of our retirement years. Now we want to downsize our living space, spend most of our time traveling, and put our roots in warmer climates. So...
